Are you a Property Manager?

We love working with Property Managers who need a reliable HVAC and Maintenance company. Having someone you can call upon for yearly maintenance as well as emergency situations not only builds trust and reliance with each other, but also with your tenants. We charge a monthly price per property that you can pass on to your customers or absorb the cost of and reduce your outsourcing.

We offer two plan options: our Basic Plan and our Deluxe Plan.

Yearly Maintenance

Through both our Basic Safe-T(enant) program and our Deluxe Safe-T(enant) program, we administer these services:

 

  • Inspecting the furnace

  • Drain water heater

  • Notate age of appliances

  • Check the CO2 and smoke detectors

  • Notate the age & conditon of bathroom fans

  • ​Negotiated rates for property management repairs

 

Benefits of our Program

You will receive a Proof of Inspection, Proof of Maintenance, and our agreement is transferable to new owners or companies as long as notice is given within one month of changes.

About our Complete Property & Tenant Care Inspection

This inspection takes our basic inspection further. Not only will we inspect certain aspects, we will visually inspect & document conditions of each room of the house, including notes on: floors (including carpet), walls, cabinets, ceiling, plumbing, electrical devices, and siding.

We are checking for obvious signs of wear, any damage done by tenant, and the general conditions for safety of the property.

 

Additionally, we will inspect and document the siding and windows for any obvious signs of water infiltration, damage, lack of operation, or signs of wear or cracking/breaking.

 

Other conditions or inspection forms are negotiable and may include a price increase.

Coil Cleaning

Coil cleaning is another factor in keeping the HVAC systems in peak condition. The buds clog up the condensing coil, which dramatically affects heat transfer and prevents your units from operating effectively. If you don't thoroughly clean your HVAC coils, your units simply won't be able to run at peak efficiency and can lead to costly repairs overtime.

 

We include this service for our Deluxe Program.

On top of the services mentioned under Yearly Maintenance, the Deluxe Safe-T(enant) program also includes:

 

  • Full maintenance on the furnace

  • Filter replacement during annual maintenance

  • Coil Cleaning for furnace and AC ($300 value per home)

  • Complete Property & Tenant Care Inspection with pictures

Why is Maintenance Important?

Our program is not just for emergency situations. By having yearly maintenance, you are ensuring the proper maintenance and safety of your units, extending equipment life, reducing energy bills, reducing costly breakdowns, and being proactive instead of reactive to situations that may arise.

Yearly Filter Replacement

Replacing the furnace filter is important for the following basic reasons:

 

  • A clogged filter makes for an innefficient system.

  • A clogged filter can shorten the lifespan of your system

  • Dirty air filters increase maintenance cost

  • Dirty air filters hurt tenant health

 

This is only included in our Deluxe Program.
